Xact Surveys offer a wide range of land surveying services to meet our clients’ needs. We can produce maps, plans and digital ground models at scales of 1:50 to 1:1250.
Each survey can be tailored to your own specification and be produced in 2D or 3D. Survey drawings can be provided in various digital formats and also plotted on paper.

Our fully qualified and experienced land surveyors use the latest Total Station and GPS technology to produce high quality, cost effective and accurate surveys nationwide.
All survey work is carried out in accordance with the Royal Institute of Chartered Surveyors publication ‘Measured Surveys of Land, Buildings and Utilities, 3rd edition’.

Setting-out
Xact Surveys offer a reliable setting-out service for any size of project, from small housing developments to large scale construction projects. Our clients can be assured that Xact Surveys understands the importance of setting out to the highest degree of accuracy to ensure that their project proceeds without a hitch.
Our highly experienced surveyors can set out points on site as required, using construction drawings and design coordinates. All our surveyors are fully qualified, hold CSCS cards and come equipped with a one man robotic Total Station, optical level and GPS equipment.

We work closely with our clients to provide a flexible and reliable service to set-out various phases of the works, as and when required. Services can vary from establishing control stations, grid lines and datums for the resident site engineers, to a complete setting-out service of all points across a whole development.

Laser Scanning
Laser scanning provides highly accurate, three-dimensional images of environments, structures and objects. By sweeping a laser beam over a scene or object, the laser scanner is able to record millions of 3D points, known as a point cloud. Since all laser scan points are 3D, the files can be viewed, navigated, measured and analysed as 3D models.
Point Cloud data can be used for; measured building surveys (floor plans, elevations, sections & ceiling plans), heritage surveys, topographic surveys, as-built surveys, 3D modelling (of buildings, plant/pipework), BIM(Building Information Modelling), crime scene capture, monitoring and much more.

Measured Building Surveys
Comprehensive building surveys to produce accurate digital information are increasingly in demand by property professionals for buildings of all sizes across the residential, commercial, office, industrial and heritage sectors.
Architects, engineers, surveyors, consultants and facilities managers utilise our building surveys in refurbishment, alterations, interior design, space planning, conveyancing, portfolio records and asset management.
Xact Surveys specialise in the production of accurate floor plans, sections and elevations, both internal and external. Information recorded can include all structural and non-structural elements, levels, windows, doors, internal services, office usage etc., to suit individual client requirements.

Survey data is collected using Total Station and 3D laser scanning equipment which combined with computer software enables our staff to produce accurate digital data that can be presented in various formats.

Utility Mapping
Accurate location of underground services can be as important as the recording of surface features. Using electromagnetic locating and ground penetrating radar techniques most underground services can be located and marked on site. We are able to provide PAS 128 compliant utility mapping surveys by using a trusted partner company and can add the utility service information to an existing topographic survey or to a new topographic survey provided by ourselves.
Underground utility mapping is an essential tool in minimising utility damage, project delays and harm to the workforce.

Desktop Utility Record Search
Prior to carrying out utility mapping on a site we always recommend carrying out a desktop utility record search to obtain the statutory record information for the site. This is a cost effective starting point for your project and will aid in the design and planning of any works.
The record search helps the surveyors to identify the buried services on site. It can also highlight services that could not be detected on site and these can be added to the survey.
Area Measurement
Our experienced surveyors can measure your property in accordance with the latest RICS Code of Measuring Practice and IPMS.
We provide independent and accurate area referencing and measurement solutions for all sizes of industrial units, retail premises and offices.
Services provided include:
- Net internal area (NIA).
- Gross Internal Area (GIA).
- Gross External Area (GEA).
- Retail zoning (ITZA).
- IPMS: Offices, Residential & Industrial
