Utility Mapping

Accurate location of underground services can be as important as the recording of surface features. Using electromagnetic locating and ground penetrating radar techniques most underground services can be located and marked on site. We are able to provide PAS 128 compliant utility mapping surveys by using a trusted partner company and can add the utility service information to an existing topographic survey or to a new topographic survey provided by ourselves.

Underground utility mapping is an essential tool in minimising utility damage, project delays and harm to the workforce.

Desktop Utility Record Search

Prior to carrying out utility mapping on a site we always recommend carrying out a desktop utility record search to obtain the statutory record information for the site. This is a cost effective starting point for your project and will aid in the design and planning of any works.

The record search helps the surveyors to identify the buried services on site. It can also highlight services that could not be detected on site and these can be added to the survey.

Laser Scanning

Laser scanning provides highly accurate, three-dimensional images of environments, structures and objects. By sweeping a laser beam over a scene or object, the laser scanner is able to record millions of 3D points, known as a point cloud. Since all laser scan points are 3D, the files can be viewed, navigated, measured and analysed as 3D models.

Point Cloud data can be used for; measured building surveys (floor plans, elevations, sections & ceiling plans), heritage surveys, topographic surveys, as-built surveys, 3D modelling (of buildings, plant/pipework), BIM(Building Information Modelling), crime scene capture, monitoring and much more.

Measured Building Surveys

Xact Surveys specialise in the production of accurate floor plans, sections and elevations, both internal and external. Information recorded can include all structural and non-structural elements, levels, windows, doors, internal services, office usage etc., to suit individual client requirements.

Survey data is collected using Total Station and 3D laser scanning equipment which combined with computer software enables Xact staff to produce accurate digital data that can be presented in various formats.

All survey work is carried out in accordance with the Royal Institute of Chartered Surveyors publication ‘Measured Surveys of Land, Buildings and Utilities, 3rd edition’.

What is a Topographic Survey?

Topographic Surveys are used to identify and map the contours of the ground and existing features on the surface of the earth or slightly above or below the earth’s surface (i.e. trees, buildings, streets, walkways, manholes, utility poles, retaining walls, etc.).  If the purpose of the survey is to serve as a base map for the design of a residence or building of some type, or design a road or driveway, it may be necessary to show perimeter boundary lines and the lines of easements on or crossing the property being surveyed, in order for a designer to accurately show zoning and other agency required setbacks.

Will data you supply be compatible with my computer system?

Xact Survey specialise in the provision of measured survey data in digital format for use in CAD (Computer Aided Drafting) systems as used by 90% of architects, engineers and contractors in the UK. If you need data in a different format for your system, just ask!

Can you provide site areas and volumes?

Yes, we can provide accurate site areas which can aid when purchasing land. We can also accurately set out the areas if disputed or if land titles are divided. If you require the volume of material measured we can provide it, we undertake many stockpile surveys and have extensive experience on landfill sites.

What is included in a measured building survey?

The amount of detail included in a measured building survey depends on your requirements, and may vary for the purposes of design, planning or feasibility. The structural elements including walls, columns and beams, being the most important, are shown on the floor plans, elevations and sections. All features such as doors, windows, services fittings are then added with floor levels, heights and descriptive text to give a clear representation. Survey drawings are normally delivered as CAD files and as scaled paper plans.

What if I need additional survey data in the future or existing surveys updated, can you do this?

We update many plans we have previously surveyed, even plans that were not originally surveyed by us. New boundaries, new levels, new roads etc potentially mean new surveys being required. Please feel free to get in contact with us so we can advise further.

What is Geomatics?

Geomatics encompasses the collection, management and presentation of spatial data. This discipline has evolved from the traditional collection of data associated with land surveyors.

How does GPS work?

GPS – Global Positioning System is a network of satellites system run by the U.S. government which constantly send out the time and their position, the difference in time when the signal is received multiplied by the speed of light gives the distance between the satellite and the receiver and the distance from 4 satellites enables a 3D position of the receiver to be calculated. Due to differences in atmospheric composition, errors in satellite position and clock errors the best accuracy achievable using this method alone is only 2-5m.
